Rental Application Guidelines

Thank you for your interest in a home with Goldenrod Property Management! Please review the information below before submitting your application.
How We Process Applications
Applications are reviewed in the order they are received. Each adult (18+) must submit a separate application and pay a non-refundable $49 fee. We may receive multiple applications for the same property.
Applications must be fully completed and include all required documents. Incomplete applications may be delayed or denied, and the property could be leased to someone else in the meantime.

Basic Requirements for Approval
We evaluate applications based on the following:
- Credit: At least one applicant must have a credit score of 600 or higher. Scores under 600 may still qualify but could require a higher security deposit.
- Income: The applicant with a 600+ credit score must earn at least 3x the monthly rent in gross income. If multiple applicants have 600+ scores, combined income can be used.
- Income Verification: Provide the last two (2) pay stubs. If self-employed, submit the last two years of tax returns.
- Employment: If newly hired, submit an offer letter on company letterhead showing job title, start date, pay, and signatures.
- Rental History: No evictions, open bankruptcies, or negative landlord references within the past 3 years. We reserve the right to not rent to applicants who owe money to previous landlords.
- Background Check: Criminal convictions will be handled on a case-by-case basis. Violent crime, drug trafficking, sex offenses, and other convictions for crimes involving harm to others may result in denial, especially if the conviction is recent.
- Pet Screening: Required for all applicants, even if you don’t have a pet. Complete pet screening within 24 hours of applying.

Co-Signers
If you need a co-signer, they must meet all requirements, have a 700+ credit score, and show sufficient income.
Additional Information Required
- List all employers from the past 2 years.
- Provide complete rental or mortgage history for the past 2 years.
- Make sure all household members are listed on the application, including minors. Anyone 18 or older must apply separately and pay the application fee. Please note that some schools may require minors to be listed on the lease for enrollment purposes.

Pet Policy
We use a third-party pet screening system. There’s a minimum $25 fee per pet, paid directly to the screening provider. Assistance animals are screened at no cost.
Each home has its own pet policy; some rentals may limit or prohibit pets. Make sure to review the listing details before applying, as application fees are non-refundable.

All residents are automatically enrolled in our Resident Benefits Package at $39.95/month, which includes added services and savings.

After You’re Approved
Once approved, you'll receive an email with next steps:
- Pay a reservation fee equal to one month’s rent within 1 business day.
- Sign the lease electronically within 24 hours.
- Move-in date must be at least 5 business days after signing to allow for setup and inspections.
Before move-in:
- Pay all required amounts in full.
- Set up utilities in your name with service starting by your lease start date.
- If you're moving within 14 days, contact us first to confirm availability.
