Can you hold a place before I apply?
No, we do not hold properties without an approved application and security deposit. To secure a rental, you must complete the application process, meet the qualification criteria, and submit any required deposits. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Typically, tenants are required to pay the first month’s rent and security deposit before move-in. We generally do not require the last month’s rent upfront, but this may vary based on application results and lease terms. -
How old do you have to be to apply?
All applicants must be at least 18 years old to apply for a rental property. -
Is the deposit refundable?
Yes, the security deposit is refundable, provided there are no outstanding balances, unpaid rent, or damages beyond normal wear and tear. Upon move-out, we conduct a final inspection and process the security deposit refund in compliance with South Carolina landlord-tenant laws. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income or credit requirements. Cosigners must complete the application process and meet all financial and credit qualifications. -
You have a property I want to rent. How do I apply?
To apply for a rental, visit our website, browse available properties, and click “Apply Now” on the listing of your choice. You will need to complete an online application, submit the application fee, and provide necessary documents such as proof of income and identification. -
How do I pay rent?
Rent payments are made through our secure online tenant portal, where you can pay via ACH, debit, or credit card. We strongly encourage online payments for faster processing and convenience. -
I want to get a pet. What do I do?
Before bringing a pet into your rental, go to www.petscreening.com and create a pet profile. Some properties have breed or size restrictions, and additional pet fees or pet rent will apply. -
I want to move out, but my roommate wants to stay. What should I do?
If one roommate wishes to move out while others stay, we require a lease modification request. The remaining tenants must requalify financially, and a new lease agreement may be required. The departing tenant remains responsible for the lease until officially removed and released by the landlord. -
My lease expiration is coming up, and I want to move out. What should I do?
If you plan to move out at the end of your lease, you must provide written notice per the terms outlined in your lease agreement. The Tenant Handbook and Lease Agreement details lease renewal and notice requirements. -
Who is responsible for paying for repairs & maintenance requests?
Goldenrod Property Management covers normal wear and tear maintenance issues, while tenants are responsible for damage caused by neglect or misuse. Tenants must promptly report maintenance issues through the tenant portal to prevent further damage. -
What utilities am I responsible for?
Utility responsibilities vary by property. Your lease agreement will specify which utilities you must set up in your name and which, if any, are included in the rent. Typically, tenants are responsible for electricity, gas, water, trash, and internet/cable. -
Can I make changes to the property, such as painting or installing shelves?
Any modifications to the property require written approval from Goldenrod Property Management. Unauthorized changes may result in additional charges upon move-out. -
What happens if I pay my rent late?
Rent is due on the 1st of the month and is considered late after the 5th. If rent is not received by the deadline, a late fee will be applied in accordance with your lease agreement. Continued non-payment may result in eviction proceedings. -
What should I do if I lose my keys?
If you lose your keys, contact our office immediately. You may be charged for a lock change or replacement keys. If you are locked out after hours, you may need to call a locksmith at your expense. -
Can I sublet my rental unit?
No, subleasing is strictly prohibited under our lease agreements. Unauthorized subletting can result in lease violations and possible eviction. -
What happens if there is an emergency maintenance issue?
For emergency maintenance issues such as burst pipes, fire damage, gas leaks, or no heat in extreme temperatures, contact our emergency maintenance line immediately. For non-emergency requests, submit a maintenance request through the tenant portal. -
Am I required to have renter’s insurance?
Yes, we require all tenants to carry renter’s insurance with a minimum liability coverage amount. This protects you and your belongings in the event of unexpected incidents such as fire, theft, or water damage. Proof of insurance must be submitted before move-in. -
What if I need to break my lease early?
If you need to terminate your lease before the agreed term, you must provide written notice and may be responsible for a lease-break fee. Terms for early termination are outlined in your lease agreement. -
Can I smoke in the rental property?
No, all of our rental properties are strictly non-smoking. Smoking inside the home is a violation of the lease agreement and may result in additional cleaning and damage fees upon move-out. -
What do I do when I move out?
Before moving out, you must complete a move-out checklist, return all keys, and ensure the property is cleaned and in the same condition as when you moved in. A final inspection will be conducted, and your security deposit will be processed accordingly.
