Collecting rent is seamless when tenants pay on time, but challenges arise when payments are late or missed altogether. At Goldenrod Property Management, we provide a structured and legally compliant rent collection process that ensures consistent cash flow while protecting your investment.

Rent is due on the 1st of each month and is considered late if not received by the 5th. We issue a written late rent notice before applying late fees per South Carolina state law. The law also states that late fees cannot exceed 5% of the rent due. For example, if a tenant’s monthly rent is $1,000, the maximum late fee is $50. Additionally, a late fee can only be charged if the rent remains unpaid for more than five days past the due date.

If a tenant fails to pay within the required timeframe, we immediately issue a late rent notice outlining the overdue balance and applicable late fees. Our team follows up promptly to collect payments while ensuring compliance with South Carolina landlord-tenant laws and lease agreements.

For tenants who continue to miss payments, we take proactive steps to address the situation. If necessary, we initiate the eviction process, handling all required notices and legal filings to regain possession of the property as quickly as possible. Our goal is to minimize rental income disruptions by swiftly re-renting the property to a qualified tenant should an eviction become necessary.

To encourage on-time payments, we provide tenants with a secure online portal, allowing them to pay rent 24/7 through ACH, debit, or credit card payments. Online transactions ensure faster processing times and quicker disbursements to property owners, helping you maintain a steady and predictable income stream.
