Keeping your home well-maintained is a priority for us. If you experience a maintenance issue, please fill out the maintenance request form to your left, and our team will address it as quickly as possible.
For urgent maintenance emergencies that require immediate attention, please call 864.779.RENT(7368).
If this is a life threatening emergency call 911 immediately.
Important Maintenance Guidelines
Tenant Responsibility for Damage or Negligence
Any repairs or damages caused by negligence, misuse, or tenant-related accidents are the tenant’s responsibility. In such cases, repairs will still be completed, but the tenant will be billed for labor and materials. This includes, but is not limited to:
- Damage due to improper use of appliances.
- Plumbing stoppages caused by items flushed down toilets or improper disposal of grease and food waste.
- Damage to walls, doors, windows, or flooring due to tenant actions.
If you are unsure whether a repair falls under tenant responsibility, please contact our office before submitting a request.
Key Release & Property Access
To ensure prompt repairs, we highly recommend authorizing a key release to approved vendors so that maintenance can be completed even if you are not home.
By submitting a maintenance request, you agree to one of the following access options:
- Authorize Key Release – A trusted vendor will be given a temporary key to enter and complete repairs.
- Schedule Access – If you prefer to be present during repairs, you must coordinate a time directly with the vendor. Any delays due to unavailability may extend repair timelines.
